• Pre-Purchase Counseling & Homebuyer Education – understand mortgages, down-payment options, and closing costs.

• Post-Purchase Support – budgeting for ownership, maintenance planning, avoiding predatory products.

• Rental Counseling – tenant rights, budgeting, and pathways to stable housing.

• Foreclosure Prevention & Loss Mitigation – servicer communication, forbearance, repayment plans, and referrals.

• Credit & Budget Coaching – dispute strategies, debt prioritization, emergency fund planning.

How the Process Works

1. Start the Intake (10–15 min). Tell us your situation and upload documents.

2. Meet Your Counselor (virtual or in-person). We build a custom action plan.

3. Follow the Plan. We coach you through milestones—credit steps, lender readiness, or loss-mitigation.

4. Finish Strong. We verify outcomes and connect you to additional resources.

Documents Checklist (required)

• Photo ID & Social Security card

• Last 2 pay stubs (all household earners) or benefit letters

• Last 2 months bank statements (checking/savings/MMA/CD's/etc.)

• Last 2 months of Loan Statements (Auto/Student/Installment/etc.)

• Last 2 months of Credit Card Statements

• Previous 2 Years of Federal Tax Returns - 1st Two (2) pages of 1040

• Mortgage statement / lease & landlord contact (as applicable)

• Last 2 Months of Utility bills (gas/light/water/phone/cable/garbage/etc.)

• Any lender/servicer notices or hardship letters
